It's easy to make a reservation: 

  1. Call Sharon or Soma at 870-867-2058 to confirm availability and rental rate, including tax.
  2. Reserve your dates with a $200 damage deposit by credit card or personal check and mail a signed copy of the reservation form below to: Holly Ridge Retreat, 84 Holly Ridge, Mt. Ida, AR 71957.

  3. At least 60 days before your arrival date (or when making your reservation if it is less than 60 days prior to your arrival), pay at least 1/2 your rent by personal check or credit card.
  4. The balance of rent is due at least 14 days prior to your arrival.

Rental Agreement

1.      CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK-OUT IS 10 A.M. CST. Rentors who check-in early or check-out late without prior approval will have $30 withheld from their damage deposit.

2.      This is a NO-SMOKING home. Smoking is permitted outdoors, but leaving cigarette butts anywhere besides in the ash bucket will result in a cleaning fee.

3.      A SPECIAL REQUEST BY THE OWNER - The owner respectfully requests that guests remove their shoes before entering the home, if possible. A "shoe parking" area is provided on the covered porch outside the front door.

4.      Loud parties are prohibited. This property is only for the use of the guest(s) who are authorized by the owner.

5.     WE WILL NOT RENT TO STUDENTS OR SINGLES LESS THAN 25 YEARS OF AGE UNLESS ACCOMPANIED BY AN ADULT GUARDIAN OR PARENT WHO WILL AGREE TO BE RESPONSIBLE FOR THE GROUPS ACTIONS.

6.      DAMAGE/RESERVATION DEPOSIT - A damage/reservation deposit of $200 is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:

a.     No early check-in or late check-out occurs without prior approval.

b.     No damage is done to unit or its contents, beyond normal wear and tear.

c.     No charges are incurred due to contraband items, pets, or collection of rents or services rendered during the stay.

d.     All debris, rubbish and discards are placed in the designated trash bin, and all dirty dishes are cleaned. You may leave clean dishware on the counter or in the sink drainage rack if you like.

e.     All keys are left on the kitchen table.

f.      All charges accrued during the stay are paid prior to departure.

g.     No linens are lost or damaged.

h.     The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.

7.      PAYMENT - An advance payment equal to 50% of the rental rate is required at least 60 days before arrival. The advance payment will be applied toward the  rent. Payments are accepted in the form of VISA, MasterCard, American Express, traveler's checks, bank money orders, cashiers checks or personal checks payable to Sharon Burch. The advance payment is not a damage deposit. The BALANCE OF RENT is due at least fourteen (14) days before your arrival date.

8.      CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay and are made within 30 days of the arrival date will forfeit the 50% of the rent and the full reservation deposit ($200). Once your vacation date arrives, cancellation or early departure does not warrant any refund of any rent or deposit. 

9.      MONTHLY RESERVATION CHANGES OR CANCELLATIONS - Monthly renters who make a change that results in a shortened stay must make the change must make that change at least sixty (60) days prior to check-in.

10.      MAXIMUM OCCUPANCY - The maximum number of guests is limited to 8 (8) adults. An additional charge of $15.00 per person per night for guests in addition to the first two (2) persons over 12 years of age will be assessed.

11.  THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY - Longer minimum stays are required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

12.  NO DAILY MAID SERVICE - While linens and bath towels are available for your use, we do not permit towels or linens to be taken from our home. Instead, we suggest you bring beach towels. Also, daily maid service is not included.

13.  RATE CHANGES - Until confirmed, rates are subject to change without notice.

14.  FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

15.  PETS ARE PERMITTED with prior approval. A $15 per pet, per night fee applies. Pet owners are responsible for cleaning up of any and all of their pets messes. Pet hair or other waste left on the carpet or furniture may incur extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and ticks are very rampant in this area and can cause harmful or fatal illness to humans and pets. All of the above are the sole responsibility of the pet owner. The home owner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.

16.  WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.


The homeowner is not responsible for any accidents, injuries or illnesses that occur while you or your guests are on the premises or using its facilities. The homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
